01 The appointment
A project management appointment only works if the split is written down before anyone is on site. This is ours, in the order it comes up. Nothing in the middle column is subcontracted back to the people it checks.

02 The programme
Every project runs on its own calendar, so the chart below is set out in stages rather than weeks. What it shows is the shape of the appointment: where a duty starts, where it ends, and the one line that never stops.
03 The scope
The scope in the order it happens. Against each phase is the thing it exists to prevent — every one of them something that costs more the later it is found.
Physical site surveys and plot measurement establishing the true, verifiable baseline for everything that follows. Boundaries, levels, existing structures and encroachments are recorded before a line is drawn, because every dispute later is argued against this set.
What it prevents
An argument two years later about a measurement nobody took.
Building Proposal, Aviation, Environmental, Fire, Tree, Forest and Defence clearances driven to sanction. Liaisoning is not a side service here: the approval path is what sets the programme, so it is mapped in the first month and worked in parallel with the drawings rather than after them.

A programme that stops at plinth because one clearance was left until it was needed.
Site supervision, control and alignment with project specifications, checked against drawings, not assumptions. Work that does not match the specification is stopped and recorded as a non‑conformance while it is still cheap to correct.

Work that has to be opened up again because nobody checked it against the drawing.
Coordination with contractors and authorities so the programme, the drawing and the site all agree. Work done is measured on site and certified before a bill is released, which is the point at which a project management appointment either pays for itself or does not.

A bill paid for work that was never measured.
04 The clearance board
Which of these a project needs depends on where it sits, how tall it goes and what is on the plot already. The board is worked out in the first month, so nothing arrives as a surprise at plinth.

05 The book of work

Empanelment means the practice is pre‑approved to work on an institution's projects. For a client it shortens due diligence, and it is why societies, developers and institutions across Mumbai keep coming back.

Pre‑approved for group project work, with the procurement and reporting discipline that comes with it.

Empanelled for public sector work, where the audit trail on measurement and certification is the deliverable.
Grade 1 licence holder
The licence that lets the practice take on MHADA redevelopment, held by the Managing Director.
